  • Units are rented on a month to month lease agreement.
  • Two weeks notice is required to end the agreement.
  • The necessary FICA documents (ID document, proof of address, proof of banking details) are required te enter into a lease agreement.
  • And admin fee of R50.00 and a deposit of R100.00 is payable at the start of the agreement.
  • The unit you rent is freely accessable from 06h00 to 18h00 every day of the week. In case of emergency special arrangements have to be made in view of the security measures at the self storage park.

6 x 6 meter (size of double garage) @ R1480.00 a month

Additional costs include:
on units  3m x 3m to 6m x 3.5m = a once off Admin fee of R50.00 PLUS a R100.00 deposit to be paid at the start of the lease agreement;
on units 7m x 3m to 15m x 3m = a once off Admin fee of R50.00 PLUS a R150.00 deposit to be paid at the start of the lease agreement

TERMS AND CONDITIONS

1. The lease shall be for the period stated and thereafter, if the unit is not vacated at the end of the period, it will automatically be extended on an indefinite basis terminable by either party only on given 14 days notice in writing to the other, which notice period always to end on the last day of the month. If a Lessee vacates the unit before the end of any month no refund will be given.

2. The rental is payable monthly in advance on the 1st day of every month.

3. he deposit shall be retained by the lessor as security for the entire lessee’s obligations hereunder and shall be refunded without interest upon termination and after the lessee has complied with all its obligations

4. The unit may be used for storage only. No fresh foods, live animals, explosives hazardous substances or goods that may emit odours may be stored. If any of the above is found on premises this agreement will immediately end and unit to be emplied immediately

5. In the event of the lessee being in breach the lessor shall be entitled to be immediately deny the lessee to the unit, cancel the agreement without further notice and take possession of the unit and its contents until the lessee has remedied the breach, all without prejudice to the lessor’s right to claim damages. The lessee shall be liable to pay interest at 2.5% per month on all amounts not paid on due date.

6. The lessee acknowledge that the unit is in good clean order and condition at the commencement of this lease and must be return in the same condition, fair wear and tear alone excepted upon termination of the lease . No alterations may be made without the prior written consent of the lessor.

7. The use of the unit storage of goods therein shall be at the lessee’s sole risk and the lessor shall not be liable for damage or harm thereto arising from any cause whatsoever including but not limited to, flood damage or theft.

8. The lessee chooses it’s addresses stated here on or any of them as its domicile Citandi executandi for the purpose of all notices here under or the service of all court process and consents to the jurisdiction of a magistrate’s court in respect of any actions or other proceedings arising directly or indirectly out of this agreement.

9. The lessor will escalate the rental on all units on every year by not more than 10%.

10. The lessor will provide 24 hours security at Storage Park at all times.

DAMAGE SUFFERED BY LESSEE

11. The lessor shall not be liable for any damage suffered by the lessee as a result of rain, wind, hail, and lightning fire storms, leakages, civil commotion, riots strikes or acts of enemies of state the interruption of a facility or service provided on the premises or from similar causes, nor shall the lessee be entitled to abatement of rental in respect of such occurrence, save as provided for in this agreement.

BREACH BY LESSOR

12. Should the lessee allege that the lessor is in default, the lessee may not take Steps for the cancellation of this lease unless the default is material and goes to the root of the agreement and the lessor has remained in default for 30 (THIRTY) days after the lessee has given notice to the lessor setting out the alleged default and requiring the lessor to rectify it.

Should the breach complained of be one which is not reasonably capable of being remedied within the said period of 30 (THIRTY) days, the lessor shall be allowed such additional period as is reasonably therefore.

The lessee may not under any circumstances withhold payment of the rental or any part thereof by reason of an alleged default by the lessor or for any other reason whatsoever.

BREACH BY LESSEE

13 Should the lessee fail to pay any amount due in terms of this lease on due date
or commit any other breach of any term of this lease
and remain in default 7 (SEVEN) days after the lessor has given notice to the lessee setting out the alleged default and requesting the lessee to rectify,

or

consistently breach any one or more terms of this lease in such a manner as to justify the lessor in holding that the lessee’s conduct is inconsistent with the lessee’s intention or ability to carry out terms of this lease,

or

fail to satisfy or note an appeal against any default or consent judgment entered against the lessee within 14 (FOURTEEN) days of the lessee becoming aware thereof

THEN the lessor shall be entitled, without prejudice and in addition to all other rights available to the lessor in law as a result of such event, to forthwith the stored goods without notice to the owner.

NOTICE MUST BE GIVEN TWO WEEKS IN ADVANCE.
